and its partners, Swerdlow Group's premise is to manage
what it builds. Swerdlow Group's Property Management Department
provides ongoing tenant support, financial operations, physical
plant maintenance and landscaping at its projects.
We also offer three levels of property management services to third party owners:
- Provide our own staff for on-site property management
- Supervise owner’s staff
- Oversee third party managers
Our on-site staff would handle the financial operations of the property, ensuring that rent is collected and that mortgages, taxes, insurance premiums, payroll, and maintenance bills are paid on time. When not on-site we will act as a liaison between the onsite manager and the owner. We will supervise on-site personnel to ensure that the property is safe and properly maintained. We will oversee the leasing of vacant space to prospective tenants and establish rental rates in accordance with prevailing local economic conditions. We will assist in the negotiation of service contracts and monitor contractor performance.
We will prepare or supervise the preparation of financial statements and periodically report to the owners on the status of the property, occupancy rates, expiration dates of leases, and other matters.
